453 FIFTH AVENUE - THE HSBC BUILDING.
THE NEW BEST OF NEW YORK.

When HSBC sold the building to IDB Group, Israel’s largest diversified global business group, the bank soon announced that it would be vacating the upper floors of this landmark Class-A office tower overlooking Bryant Park. The building’s new owners then embarked on a major physical transformation and repositioning of the building. CBRE was tapped to do the leasing and Cara Martin in collaboration with Flying Machine was selected for the total building re-brand, including strategy, marketing materials and advertising, as well as the design and installation of the sales office. I developed the “The New Best Of New York” theme, and wrote the 2 brochure package – one for the building, another for Bryant Park – as well as the website and the advertising. The theme was perfect because The Bryant Park area, thanks to the new Leed Platinum Bank of America Building and others, was fast becoming one of Manhattan’s most prestigious business neighborhoods. It all worked. The rejuvenated 452 Fifth Avenue was fully leased in a timely fashion.

7 World Trade Center.

7 World Trade Center was the first new building to be built on the World Trade Center site after 9.11.2001. “A SECOND CHANCE IS AN AWESOME RESPONSIBILITY” remains a favorite ad that I very nearly sold to the Silverstein Partners and CBRE. The headline is expressed in the visual style of artist Jenny Holzer whose work was commissioned for the lobby of the building. “THE NEXT NEW YORK. THE FIRST STEP.” became the title of the building brochure.
375 PARK AVENUE (THE SEAGRAM BUILDING).
YOU KNOW THE BUILDING.
When Seagram moved out of 375 Park Avenue, they took their name with them. I didn’t think it mattered because everyone knows and loves the building. So we pitched an ad campaign that would lure leasers in by celebrating the structure’s signature architecture and singular heritage without ever mentioning it by name.
